Choosing the Right Flooring

Posted in Guidance, Home Improvement Portal by admin on the November 30th, 2008

There are numerous factors which need to be thought about when choosing what kind of flooring to install. Getting new flooring fitted in your home can breathe new life into it and can be a great way to reinvigorate your living environment. It may not be as expensive as you think either.

An important factor when choosing flooring is the function of the room it will go in. Flooring which makes sense for the dining room may not be appropriate for the bathroom or kitchen for example. Some of the most widely used types of flooring are carpet, vinyl, wood, and laminate.

Laminate flooring can be a great substitute for solid wood floors if you are looking for a wood effect floor at a lower cost. Laminate flooring is made from a sheet of MDF with a wood-effect plastic surface glued to it. The downside of laminate flooring is that whilst it is resistant to sctratches once it is damaged it is extremely difficult to repair. Apart from that it can still be a perfect choice for a kitchen, where the plastic coating provides an easy to clean surface. On the other hand a solid wood flooring would not be appropriate in a bathroom, or in fact any room which is likely to get very humid and wet. Some woods are more vulnerable to the wet than others.

If you are planning to fit a wooden floor, it’s important you have a suitable surface to fit it on. An ideal surface would be flat, and dry. There are options however to counter uneven flooring problems, such as laying ply throughout, or employing an underlay to create a ‘floating floor’.

Often laminate flooring is sold as a product you can fit together without help which is a great way of keeping costs to a minimum. Solid wood flooring requires however a higher degree of DIY skills, so it can sometimes be advisable to get solid wooden floors fitted professionally which on the downside can add a considerable cost.

One point to remember many people do not realise when they measure their room to calculate how much flooring they will need - is that it is crucial to include a 10mm gap around the edge of the room for the wooden flooring to expand and contract.

As a fundamental part of any interior design strategy, it is vital to select the right flooring. Whilst wooden or laminate floors can be ideal - often for a more chic minimalist look; carpet can be a better option if you are trying to achieve a more traditional home feel. The important thing is you take into account the various factors you need to consider before ordering new flooring.

Bad News

Posted in Home Improvement Portal by admin on the November 9th, 2008

Whats going on in the world today? If you turn on the news at any given time during the day, you are sure to hear some bad news. Theres tons of it. On every channel, in every newspaper, every day, it dominates the medial. I gave it lost of thought and wondered why. Why are we so infatuated with horrible news. Well i think that its because, its the bad news that sells. We love to hear bad news. When world peace breaks out, there is nothing else to keep up satisfied, nothing to entertain us. For instance, say were in the bathroom getting ready for work, and we hear there is huge fire in a office building. Its the biggest fire we have ever seen. We rush into the room with the TV and watch. Where, where is the fire at, is it here. If it is, its that much more exciting. Maybe we can down and see it in person. But if the fire is far away, who cares. We love bad news, and if the bad news is close to us… the more we love it. Bad news sells newspapers. People tune in for it. Just as long as the bad news concerns somebody other than ourselves, is a.o.k. with us. War times are the best. Nothing like seeing some poor country getting bombed and their people exterminated to make us feel lucky to be Americans. I hate all this bad news. What would happen if we just reported all the good news. Would we start to do more good, as if to feel not left out? Maybe we should try that. It could work

The Sun Can Save Money

Posted in Home Improvement Portal, The Real Estate Brokers Way by admin on the August 22nd, 2008

When fuel prices were low, it was unnecessary to justify the upfront cost of money required to install photovoltaic equipment, solar water heaters and similar equipment. The reason was simple to understand - it would simply take too long to recoup the cost of the equipment in the form of lower energy bills.

Things have changed though. As energy prices continue to go up, the amount of time required to recoup the upfront cost goes down. In addition, a number of state and local tax incentives make it even easier for homeowners to go solar and save money right away.

The dynamics of this economy have now changed though. The costs of installing solar panels is still high, with a typical two kilowatt installation of solar panels from OVR Solar costing in the region of £10,000 / ($20, 000) in most cases, but special tax incentives and long term energy savings can help homeowners recoup those upfront costs faster than ever before.

Encouragement for our governments is now forthcoming. This tax savings can help eligible homeowners recoup some of the costs of installing solar panels and solar water heating systems up front, in addition to the energy savings they will enjoy down the road.

Many states also provide special tax incentives for homeowners who install eligible solar panel and solar water heating systems. The specifics of these tax rebates and tax incentives vary from state to state, but many states provide at least some level of tax relief for homeowners who install and use energy efficient systems.

The amount of time required to recoup the entire cost of a solar panel roof installation will vary according to a number of factors, including the cost of the materials and installation, the availability of tax rebates, tax breaks and other incentives, and of course the price of traditional forms of energy.. However, as the prices for heating oil, gas and other forms of traditional energy continue to soar, the appeal of solar energy will only grow.

Get a new house with bkr loans, 351321 euro is not an issue

Posted in Home Improvement Portal, The Investment Way, The Real Estate Brokers Way by admin on the June 22nd, 2008

It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Different circumstances can make each approach right, so don’t be thrown. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Although most mortgage experts say that rates 10 percent are pretty much the same wherever you go, give or take this tiny 6 percentage. Both banks and brokers have their strengths and weaknesses. Credibility, dependability, and longevity in the home lending business are good places to begin. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 11 percent. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 6 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. See which lenders are charging fees 3 percent and for how much. Different lenders charge different fees. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. In other words, the mortgage is a security for the loan that the lender makes to the borrower. Some will quote you precise, competitive rates 6 percent. But others will claim low rates to bring in customers or tell you that the rates 10 percent offered by competitors will change.

While a mortgage in itself is not a debt, it is evidence of a debt of 3 percent. In most jurisdictions mortgages are strongly associated with loans 4 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Get new real estate with geld lenen met negatieve bkr registratie, 116437 euro .

So how do you find a lender or broker you can trust? Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. And of course, each loan and each borrower are different. Many of these fees are fixed but some can be negotiated.

Natural Stone Tiles - The Confusion Surrounding Sealing

Posted in Home Improvement Portal by admin on the May 22nd, 2008

There would seem based my own experience that there is a lot of confusion amongst the general public and some builders as to what sealing natural stone actually means.

When we talk about sealing a surface we normally mean that an impenetrable barrier is painted on or applied in some way. For example tiled floors are often sealed to give them added protection and make them shine. To do this a series of coats of emulsion polish are applied to the surface and allowed to dry. This seals the floor and gives it protection. Other surfaces such as wood are often sealed with a coating of a polyurethane product. This adds strength to the surface and protects it. Many other normally porous surfaces can be sealed with a layer that sits on the surface acting as a barrier to penetrative agents and gives protection also.

The sealing of natural stone such as marble, granite, limestone and slate is very different. Natural stone is made up of crystals that interlock together. The actual minerals that are present as crystals in the stone give it its colour and striations. However there are spaces between the crystal and the smaller these spaces are and the more the crystals have been compacted together the less porous the stone is. So these spaces will determine the porosity of the stone. A combination of pore size and mineral content of the stone will also determine its hardness and thus its durability. These spaces in the stone are air filled when the stone is dry and water filled when the stone is wet. Bacteria inhabit these spaces and these are often vital for the maintenance of the stone. Very little research has been carried out into these bacteria but what has been done would suggest that they are essential in maintaining the integrity of the stone.

Consequently we have the picture of stone as quite a complex mix of minerals, bacteria and spaces. You must imagine the stone to be something akin to a very hard sponge! If you drop a liquid onto the stone it will be absorbed and spread through the spaces. This is why what initially looked like a small spillage can end up as quite a large stain in the stone. To remove the stain it has to be flushed out of these spaces. All a stone sealer does it fill up these spaces. Many of the stone sealants in use are based on fatty acids rather than synthetic sealants. These natural sealants are better because they do not destroy the bacteria but often enhance them. Synthetic sealants will destroy these bacteria that has longer-term consequences on the stones makeup. Sealants based on fat however have a shorter lifespan and must be renewed periodically.

Whatever sealant is used it simply fills up the spaces between the crystals it does not cover the surface of the stone. Its purpose is simply to delay the penetration of liquids into the stone. So if corrosive materials get onto the stone then it will be damaged. Stone sealants do not form a protective ’seal’ on the surface of the stone. Consequently stone is only protected from absorbing liquids. It is not protected from surface damage.

5 Things to Do Before Starting A Kitchen Design Project

Posted in Home Improvement Portal by admin on the May 17th, 2008

In deciding on what to do in hiring a kitchen designer a well thought out plan is necessary for any kitchen design project to be successful.

A good kitchen designer should be able to work with you to create the design that will both fit your desires and needs and that squares with your budget.

1. How Much Are You Willing To Spend?

Level with the designer just how much you will be willing to spend on your kitchen design project.
Let the designer know just what you would feel comfortable spending. This way you can insure that the designer and contractor will have a clear direction on where to go with the project and not go overboard. They will have a good idea of the limits when drawing up plans and selecting materials.

2. How Much Time Are You Willing To Devote?

You need to consider what your personal needs are and if you will be able to work around the necessary construction in your kitchen. By consulting with an experienced kitchen designer you can get a good idea of how long your kitchen design project will take by providing a timeline that your family can plan around.

3. What Style Are You Planning For Your Kitchen Design Project?

You want to give the kitchen designer as much information as possible. You need to do as much research as possible before your meeting with a kitchen designer.

First you should consult with design magazines and catalogs to get an idea of what style and design elements you would like to see for your kitchen. To compile more ideas visit kitchen design showrooms, check out products and design on the internet and take notes. What are your likes and dislikes regarding color and styles. Make a scrapbook with clips from the magazines and catalogs, as well as examples of materials and design elements you would like to see in the kitchen. Use these to show the kitchen designer what your vision is for the new kitchen. Also bring a list of questions for your kitchen designer.

4. How Do You Use Your Kitchen?

You need to be prepared for questions that a kitchen designer will ask you when you first meet with him. Among the questions that you need to ask yourself before talking to your kitchen designer are:
Will you be doing a lot of entertaining with family and friends? Is your family busy during the week with lots of activities? You should also fine out what other family members have in the way of ideas.

5. How To Prepare For Your Kitchen Design Project?

You will need to prepare for the disruption that will be caused by your kitchen design project. But with the right planning you can make the project run as smoothly and a quickly as possible.
You need to make sure that the kitchen design project area and the living area are separate for both safety reasons and to stay out of the way of the contractor and his crew. You might have to set up a temporary kitchen in another room of the house. What time of the year you schedule a kitchen design project can make it easier on everyone since in the warmer months it is possible to eat and cook outdoors.

The Pillar Candle

Posted in Home Improvement Portal by admin on the May 8th, 2008

The word candle derives its name from the Latin term “candere” which means to flicker or glitter. Candles have always been an integral source of light throughout the world. They can set a romantic mood at weddings or dinnertime and illuminate a peaceful feeling throughout a room. Some candles are used because of their fresh aroma, which cleanse unpleasant airborne odors. Others are used for decorative purposes throughout the house or workplace. Candles come in a plethora of shapes and sizes, as well as colors. There are many different types of candles to choose from on today’s market, but we will divert our attention on the lovely pillar candle.

Pillar or column candles have been used for quite some time now. These candles are frequently seen in church settings upon altars and worship sites. Pillar candles offer a soft, elegant touch during times of prayer and need, while giving off soft light to all those around them. In addition, they are often incorporated into religious ceremonies, such as weddings. These beautiful candles can also be used in home décor planning or just about any place the mind can think of.

The pillar is a rigid, freestanding type of candle with one or more wicks. Because of their name people think that these candles only come in one shape. This is not true, however. Pillar or column candles can be round, square or even hexagonal. They can be scented or unscented and often a new experience in quality, beauty and soft light. Pillar candles are great in bathroom settings when it is time to relax and unwind in the bathtub. It’s elegant light will reduce your stress from a hard day’s work as you soak your body in warm soapy water and release your tensions to soothing aromas. Pillar candles can also be used if you are meditating. They tend to enhance meditation with their peaceful shine while giving off a refreshing smell to cleanse the soul. These candles make great coffee table centerpieces for when your guests come over, and they dispel beautiful ambience during the holiday season. You can place a few pillar candles close together on your dining room table before Christmas dinner and throw a reef around them for an elegant festive centerpiece. Moreover, pillar candles are charming if you are trying to add a little touch of romance to the evening. A quiet dinner by the fireplace with some pillar candles on top of the mantel will bring back that lost heart of hers, while lighting soothing love throughout the room.

Some people who buy pillar candles never even light them. They are left as a beautiful decoration asset to your home. If you are going to burn your pillar for the first time, then there are a few things to remember before doing so. When initially lighting these, it is important to give this candle a head start. Burn the candle for about one hour, so you can see how the wax will drip. Paraffin pillars tend to mushroom on the edges as they burn down, while soy pillars burn a clean cylinder all the way down. If you are going to burn these candles close together, then leave a small space in between each candle so the heat from one will not melt the other. Soy pillars offer an advantage here because they leave the outside intact when burning downwards.

Candles will always make our lives flourish with brilliance and beauty. They embellish our homes with style, while melting delicate love into our hearts and minds. These little flickering lights will remain as mankind’s gift for all to enjoy.

Teak Furniture: Evaluating The Best Before You Buy

Posted in Home Improvement Portal by admin on the May 3rd, 2008

Are you considering teak furniture for your lawn or other outdoor living space? If so, you shouldn’t be so quick to purchase a product. While quite a beautiful piece of work, teak furniture is available in different qualities and you may just end up with poor quality if you do not know what to look for.

Its not all the same, in other words. How can you know what products are good products to purchase and which are not worth the investment?

You probably have heard of the durability of teak furniture as well as its beauty. Both of these aspects come directly from the natural product.

There are natural oils that are within teak that help it to withstand most elements of nature and in some cases have weathered lightly in over a century of outdoor use. They are resistant to shrinking, swelling as well as rotting and warping. They need little to no maintenance as well.

But, Just A Minute

Before you run off and purchase the teak furniture that you have seen advertised, you should take a little closer look at the product and exactly what quality it is.

Workmanship Is Essential: The workmanship of the teak is very important to its quality. It is normally manufactured with mortise and tenon joinery. But, this can vary between manufacturers. In any case, the workmanship should provide a very snug fit to joints without gaps.

You should stay away from products that have been patched, that is, a wood putty has been used to fill in the gaps and hide whatever is under it. Insure that it will not need to be glued together as this too will weaken it considerably. Handcrafted product will have a fine sanding on the furniture. It should then be quite smooth and not have rough edges to it.

Its Design. The design of teak furniture is also quite important. In its traditional style, it is that of elegance that is fitting to the outdoor environment. It is classic and subtle. You will not want the furniture that you buy to look like it was furniture from within the house that you brought out. Instead, look for a comfortable style and size that is less modern and more traditional.

Pricing Woes. There is a great range of pricing on teak furniture. But, like most other markets, quality product is not necessarily that which is higher in price, but rather higher in quality.

You will find very expensive teak furniture that is poor in its design and workmanship and you will find lesser expensive product that is high in quality. While it is traditionally a more expensively priced product, the more availability of it has helped to lower prices somewhat.

Teak furniture that is true teak can only be grown in Southeast Asia. It does not grow in tropical lands but in fact needs a much drier climate. Look at where the wood is coming from, the quality of workmanship and the design elements in it to determine if it is worth your investment.
